 Zoning Board of Appeals – May 1 Meeting
·     Nonna Carola, 211 Mamaroneck Ave., is seeking to amend its special permit to include a new take-out pizza annex on Prospect Avenue.

·     Mamaroneck Beach & Yacht Club, 700 S. Barry Ave., has applied for renewal of its special permit and ability to hold non-member events.

·     Mamaroneck Bagels, 723 E. Boston Post Rd, has applied for a special permit to operate as a new food-service establishment.

·     Qdoba Restaurant, 1204 W. Boston Post Rd., has applied for a special permit to operate as a new food-service establishment in the former C2 Education space in Seaport Plaza.

·     Jill’s Restaurant, 100 W. Boston Post Rd., is seeking to extend its operating hours to 2AM Tuesdays – Sundays.

·     641 Hillside Ave. is seeking an area variance to build a deck 10 feet into the 25-ft rear-yard minimum setback required under Code Chapter 342.

·     1011 Greacen Point Rd., an appeal of the Building Permit for a proposed new single-family home is adjourned until the ZBA’s June 5, 2025 meeting.

Planning Board – May 14 Meeting
·     Pet Care Facility, 124 Palmer Ave., an application for a special permit to operate a new pet care facility which will include a grooming area, play area and outdoor relief area. NOTE: The Board of Trustees voted to add pet care facilities as a Use in the C1 and M1 districts last November. This property is in the C2 zone which was apparently inadvertently omitted from the new law. This was discovered when the business owner applied for a building permit. The BOT amended the law to include the C2 district  in March.  This Use requires a special permit approval from the Planning Board.  Section 342-52.3 of the Code sets out the standards and requirements.

·     332 Wagner Ave., review of the stormwater plan for a 610-sq ft two-story addition to an existing home.

·     504 The Parkway, wetlands and special permit review to replace an existing in-ground swimming pool and filter system.

·     1065 Seven Oaks Lane, wetlands permit review to repair a jetty and extend an outfall pipe.
