Below is a list of applications that are either currently before the Village land use boards or that have been recently closed. Recordings of land use board meetings are available on LMC Media (see HERE). Agendas for upcoming meetings are available - see HERE.
Board of Architectural Review
Next meeting – Tuesday, June 10, 2025
· 1025 Rushmore Avenue, proposal to provide four pickleball courts and the reconstruction/relocation of an existing maintenance building, resurface and striping of parking area, site landscaping, and safety lighting.
Planning Board
Next meeting – Wednesday, June 11, 2025
· 332 Wagner Ave., the Board approved the applicant’s stormwater plan with certain amendments for a 610-sq ft two-story addition to an existing home at its meeting on May 26, 2025.
· 825 Orienta Ave., is seeking site plan approval for the proposed 2-story addition to the existing single-family home, and a single-story addition to the existing attached garage. Landscaping and stormwater improvements are also proposed.
· 504 The Parkway, is seeking site plan, wetland permit, and special permit approval to remove and replace the existing in-ground swimming pool and filter system. The filter system is located indoors in the existing facility.
· 1011 Greacen Point Road, is seeking site plan amendment approval. The original site plan approval was for the construction of a single-family home in a wetland-controlled area. The amended site plan includes: south property line wall height changed from 6' to 3'6", guard moved off wall, wall length reduced from 60' to 42', and new planting bed wall off the side of garage due to grade change.
Zoning Board of Appeals
Next meeting – Thursday, July 24, 2025
· Nonna Carola, 211 Mamaroneck Ave., the Board approved a probationary 18-month special permit to allow a new take-out pizza annex on Prospect Avenue. The Board discussed concerns regarding the potential for traffic backups to result from the new pick up spot at its meeting on June 5, 2025.
· Mamaroneck Beach & Yacht Club, 700 S. Barry Ave., the Board approved the renewal of its special permit to hold non-member events at its meeting on June 5, 2025..
· Mamaroneck Bagels, 723 E. Boston Post Rd, the Board approved a probationary 3-year special permit to operate as a new food-service establishment at its meeting on June 5, 2025.
· Qdoba Restaurant, 1204 W. Boston Post Rd., approved a probationary 3-year special permit to operate as a new food-service establishment in the former C2 Education space in Seaport Plaza at its meeting on June 5, 2025.
· Jill’s Restaurant, 100 W. Boston Post Rd., is seeking to extend its operating hours to 2AM Tuesdays – Sundays.
· 641 Hillside Ave. is seeking an area variance to build a deck 10 feet into the 25-ft rear-yard minimum setback required under Code Chapter 342.
· 1011 Greacen Point Rd., an appeal of the Building Permit for a proposed new single-family home is adjourned until the ZBA’s July 24, 2025 meeting.
