Industrial Area Project Resurrected
So many studies have been conducted regarding the Industrial Zone in the Village it is doubtful that anyone even knows the number. None have ever been implemented but that never stopped Village officials and business and property owners in that area from trying.
In 2014, another Industrial Area Redevelopment Steering Committee was formed and over the next four years and after much work, a strategic plan was developed and presented to the Board of Trustees (BOT) on February 22, 2016 (see HERE).
Using a 2018 summary presentation (see HERE), Andrew Spatz, co-chair of the Steering Committee, presented this plan to the current BOT with the hopes of resurrecting the project that he stated was halted by the pandemic.
This plan envisions converting the area into a MAKER Zone – an acronym standing for Manufacturing, Artisanal Food and Art, Knowledge Economy, Environmental Buffers, and Recreation by using a zoning overlay district. Since the entire area is located in a flood prone area, particular attention was paid to the development of green space and access to the river. Spatz reported that 98% of the area is currently covered by impervious surfaces which makes flooding worse.
The BOT asked Village Manager Kathleen Gill to proceed with the next steps and Gill said that staff will work on the proposed zoning changes for public comment. No timeline was given.
Meeting Changes Adopted
As reported in the last edition (See HERE), the BOT did indeed approve the changes to meeting procedures and will return to having a Work Session and Regular Meeting on the same night. Public comments limited to 5 minutes each will be allowed at the beginning and end of each Regular Meeting. Comments at Public Hearings will also be limited to five minutes.
Harbor Island Food Establishment
Now that the BOT has seen presentations from the three firms that replied to the RFP (See previous articles HERE and HERE), Gill asked the BOT to select one of the companies for further investigation of what would be possible for a food establishment at Harbor Island. At the current time, there is only the idea of a restaurant or other food establishment at the Park. The details still need to be developed.
The BOT unanimously selected The Mariner. Gill will work with them to develop further details of the project and the benefits to the Village. She will report back to the BOT and the public.
County Flood Efforts
Many of the projects queued up to address flooding will be managed and financed by Westchester County (see article HERE). Mayor Sharon Torres announced that County officials will be presenting more details on their projects at the November 24, 2025 meeting.
Thank You to the Elks Lodge 1457
The BOT thanked the members of Elks Lodge 1457 for their donation of 60 trauma first aid kids - enough for every police officer. The Mamaroneck Elks had applied for and received a grant for the purchase. The kits were presented to Chief P.J. Trujillo and Sgt Mark Ballantine at a meeting of the Elks held on Wednesday, September 17th, 2025. Member Louis Santoro was scheduled to deliver these kits at the meeting but was unable to attend.
